The apartment itself is not the greatest, the rooms are small and theres one bathroom, but the internet speed is good, rent is cheap, and the ward is great! The location is very nice because its practically on top of campus, and the manager is pretty responsive and willing to help. The biggest downside is the mattresses - they are pretty thin and uncomfortable. Bring a thick mattress topper with you!

Cox Apartments are great! The landlord is not picky so the tenets have a fair amount of freedom as to what they do with their apartments. Its super nice because even though theyre not modern and gorgeous upon arrival, you can totally work with it. Ive seen some super cute, homey apartments in the complex. Theyre pretty cheap apartments close to BYU campus in a FABULOUS ward, so I really cant complain. The major problem for most people is that there is only one bathroom, but the vanity is outside, and its never been a problem for my roommates and I (just get a dark shower curtain for when you or your roommate just cant wait lol). Parking is decent (thats saying something in Provo), wifi is usually fine, theres a good sized storage closet and tall bedroom closets, and again, the ward is awesome. Oh, and final note, I would consider bringing a mattress topper... I would rate mattress quality 3/10 without one. :Overall, Ive really enjoyed living here!

Cox isn’t the fanciest apartment around but rent is super affordable and it’s way close to campus! I loved staying here! The people are great, I had no problem with management, and the ward is great also:)

Pretty cheap, and good quality apartment for the price; however, the management was very distant and hard to connect with.

It’s a great location and pretty cheap, but the apartments are very old and outdated. Management is not cooperative and not helpful at all. However, the maintenance guy is awesome!

The only issue I had was with the Management but with the change of management then I got what I paid for. Things were old and did not work sometimes but they were rustler easy to fix or management helped.

I lived there for three years and never really had a problem until recently. The apartments are in mostly decent shape, but management is difficult to work with, and they have very limited office hours.Here are a few of my and my roommates experiences with Cox Management:1Last fall the buildings water heater broke and it took a little over two weeks to get it fixed. Residents were not compensated in any way, even though it was Cox Apartments contractual responsibility to provide utilities.2Coxs internet regularly has problems, and it almost always takes weeks to get management to fix it.3It took almost two years to convince the management to have someone look at our gas stove, which frequently filled the apartment with gas because the pilot light continually went out. They insisted there was nothing wrong. However, when they finally did call someone to look at it, it turns out that the gas lines were so dirty that the pilot light couldnt stay lit, which is why the apartment was always filled with gas. And there wasnt enough ventilation to air out the apartment when this happened.4When I wanted to sign a contract for the coming semester I was told one could not be emailed to me because Management wanted to personally go over the new addendum with each tenant. Since I couldnt get to their office hours I asked if they would hold a contract for me, and was told that they would "unofficially" hold one until I could get there. Meaning that if they still had an open spot by the time I was able to physically show up and sign, then I could live there. But if all the contracts sold before I could physically walk in and sign, then too bad for me.For those wanting to sign, heres the oh so important addendum:-Management will no longer be providing lightbulbs or sticky tac.-You are now allowed to use command hooks in your apartment.-The late fee for rent has been raised to $20 the first day, and $1 every day after that.Nothing else in the contract has changed.5Management lost my roommates contract and she was forced to move out because they sold her spot to someone else. This happened to several girls in the building.6Cox Management refused to send a contract to my roommate who was living out of state at the time. Instead, she was told that she should pay the deposit, and if there was still a spot open when she arrived in Provo, then she could sign a contract.7Cox Apartments doesnt meet the furnishing requirements for BYU Contracted Housing. There are not enough study spaces for all students, and the three desks that are provided are insufficient and breaking. Also, the widows dont seal, so the apartments dont maintain the temperature very well, even though the heating and AC work. Additionally, the bathrooms have mold on the ceilings because theres not enough ventilation.
