Where do I even begin with this nightmare! I was referred to Parisha Smith, by another realtor. She spoke so highly of her and so we decided to give her a try. The beginning was smooth. She came in, told us we had a good property, gave us a time frame of when her team would come to take pictures, and then when it would go on the market. She told us we would get a certain amount of money and that the cost would reflect the entire net profit. Lie number one! Not only did we feel as though the we priced too low considering what we know now about the cost we would have to come out of pocket for but we feel mislead. In fairness either she is a very new realtor and wasn’t aware of the process in our area or she just didn’t care to put in the work. To be honest, after we accepted an offer, I took on the responsibility of everything. I did the work and she got the commission. I feel cheated. My mom had a major surgery and I communicated this with her. I told her we really needed her to take the reigns on things because I was taking on her role regarding researching what I had to do to go to close as she was either non responsive or terrible communicating the process. So much of the issues we faced were out of negligence and lack of attention to important details. The title settlement folks they are partnered with are also terrible. Overall, if I could do this again I would have gone with another realtor. Disappointed is an understatement. I would not recommend this realtor at all. I could go into so many other details but honestly I just wanted this to be a warning to others. Until now, we have reached out post close and are still experiencing the run around and continuous issues. No one seems to care. I’m just tired honestly. Please do your research before signing any contract with her or this brokerage.

Two words..Run away

Josh shouldn’t be a realtor, he don’t seem to care about anything except commission he don’t answer phone, text, emails for days, don’t listen to client insist he knows.. lost potential buyers and almost the current owner. He put the blame on everyone but himself even though there is evidence. The broker/owner says he cares but takes his workers word and will not try to reconcile but rather file suit for court.They say you get what you pay for … 6% should be great service not a joke, don’t waste you time. Those who say they had a great experience you were just lucky by reading some of the other reviews sounds like they have a lot of of unprofessional realtors

I want to thank Pasquale Leuzzi who I recently used to sell my house. Pasquale was extremely knowledgeable and went above and beyond to help in any way he could. I dealt with the Behr/OGrady group through this office, and it was a nightmare! The worst experience of my life! And I moved 2 other times with no problems what so ever! Learn from my experience and get a lawyer. I wish we would have done that then we would have had someone looking out for our best interest because they most certainly were not.

Adam Bello was the worst realtor i have ever encountered. Wasnt interested in making a sell nor cared much to explain answers to my questions.

It has been such a horrible experience purchasing from Josh behr . Things agreeded to in contract not done. Doesnt check to see if his clients have done their part. Has no care for closing dates. The process was a headache and I sorry that my realtor even had to deal with him . Does he even care about these properties. So many broken promises . Just one unfair nightmare. Still has not done what is needed and seems like no one cares.

Offers great real estate classes at a very reasonable rate. You can attend extra classes until you strre ready to take the test. Teachers are knowledgeable and friendly.

If I could give them a negative rating I would... were working with a realtor Toni Sadiq-Lexton through this office as she represents the house well be renting. She didnt show up when I drove 45 mins out of my way to drop off a check she demanded last minute. She listed the property we are renting without a CO (it was a flip, hello?!and didnt bother to update our realtor that an inspection was being done last minute, only for the house to be failed due to a plumbing issue! Now we are 3 days away from our SIGNED CONTRACT move in date and cannot move in, but you bet theyve had our money for well over a month. Im 8+ months pregnant and will be homeless with my fiancé and our pets in 2 weeks. She is the WORST realtor and doesnt communicate or answer her phone! Do not work with her!!

I did not have a good experience with this agency. I was a buyer and had I not wanted the property I would have walked away from this deal. I do not recommend Mia Arrison to anyone!!!:(:(:(

My mother sold her house in Willingboro with Michael Diplacido. He did sell the house quickly, but after that his work ethic was horrible. He asked my mother to do all of his running back and forth to the township office. Things that were his responsibility. Only came to the property twice. Just horrible service. He earned a commission for absolutely no reason
