So happy to be back in Meadowood. I cant say enough about Gwen, Bob, Jamie, George, Cathy, and Jeff! I had a fire and they helped me through that horrible time in my life along with all my neighbors. It is a real community here! I love it! Cheers!

I LOVE living here! I have been here a bit over a year now and it has been a great place to live. No worries or stress about maintenance, they do a great job keeping things up to date. Always working to improve and everyone is always friendly and helpful.

No dogs allowed ....no fire pits (even small portable ones with lidseven thought they make you carry $150,000.00 in renters insurance which is enough to cover three trailers if you accidentally burned them down with your little fire pit. Intrusive management-if there is a vehicle is at your house more than a few days, they contact you and want to know who is there. Very controlling. The park is in a nice, quiet location and they have nice new homes that you can rent, but when you have to worry about if you are going to get a threatening notice if you have a rake left out or they are calling to see who is at your house, it is not worth it living there at any price.

I have lived in this place for many years and I have seen management come and go and people who live here come and go. This current owner came in and did not consult with the residents, advise the residents, or even tell the residents that we were no longer going to be a 55 and older community. They just changed it. That was very disrespectful to the people who moved here because they wanted to live in an adult community. And the disrespect just continued. Their records were a mess so instead of going to the doors and leaving a note asking the residents to contact the office about their accounts, they put notices on approx 30 doors telling people that they had three days to get out because of unpaid rent and fees that were owed. Most did not owe anything! It was shoddy bookkeeping of the previous owners. When asked about why they did that, the property manager said that they did not have phone numbers to contact the residents and they knew that this would get them to come to the office to rectify their accounts. Very unprofessional and very disrespectful. And the disrespect continues. The people who own their mobile homes get nothing out of living here Our lot rent goes up every year and they dictate what repairs that they want done to your house once or twice a year. What do we get in return? No street lights for one! Many streets had no street lights or partial street lights because they were broken-for TWO YEARS. They make sure that we know that this is their property that our house is on, yet if a tree ON THEIR PROPERTY falls onto or damages our house, they want us to make our homeowners insurance pay for it. Which means that the deductible comes out of our pocket. But it is their property! They put french drains in but not to the end of the streets so the people at the end of the streets have yards that are so wet that they can not use them-lawn furniture sinks into the ground. And the yards that do have the french drains are still wet because they did not grade the yards in a way that the water will travel to the drains. They installed a clubhouse. We got a clubhouse but had no lights for two years? We got a clubhouse but the drainage is so bad that many of us cant sit in our yards? Our money is going into the purchase of all of the new mobile homes that they are buying and renting out to put money in their pockets. And the disrespect continues. How do I explain to my sister who lives out of town or the missionary family that I wanted to invite to come for a visit that THAT THEY HAVE TO HAVE CRIMINAL BACKGROUND CHECKS TO VISIT HERE IF THEY STAY MORE THAN A FEW DAYS? There are always kids in the streets. They allow kids to move in here but give them nowhere to play. They are not allowed to have swimming pools or basketball hoops or swing sets. So they are in the streets. So, we get nothing but a cold, stone-faced property manager to boot. And it must not be too much better for the renters because they are leaving left and right, too. We, the home owners, provide a stable, steady income to this mobile home park so that they can buy their mobile homes to rent-you would think that we would be treated with a little more courtesy and respect.

Gwen and her crew are a breath of fresh air to the whole community, unbelievable how the park has been turned around with new homes, infustructure and other upgrades. Changed the whole attitude of the park. Keep up the good work. Nice to see someone who cares.

Love the Meadowood community!!! Management has done an amazing job cleaning up the community and bringing new homes in. They go above and beyond to take care of the community as a whole and on an individual basis. Feels like home!!!

I have lived at Meadowood for over 15 years. This community has never looked better and is run very efficiently. Gwen and her staff have turned this community around and it is a wonderful place to call home. The rules are enforced, and I appreciate that. The maintenance team is always available and responds to issues very quickly. If you want a safe, well managed, great place to call home- I highly recommend Meadowood. You will love the brand new homes and enjoy the quiet community.

I am currently a resident at Southern Terrace which is a sister community to Meadowood. I grew up in the area near Meadowood and was hesitant to even look at the community because of the reputation it had in previous years. I have lived at Southern Terrace for almost 2 years. Whenever I visit the office at Meadowood I am amazed at the changes that have occurred in the community since UMH has taken ownership. Gwen is very knowledgeable of manufactured home community legal requirements and works diligently to be compassionate and fair when interacting with the home owners. All staff are professional and quick to respond to any issue that arises. We are bound by our leases which we willingly signed. There is nothing unreasonable within our leases; the dictates of leases are there to ensure we have a safe, well-kept community. I recommend any of the local UMH owned communities.

I would NEVER recommend this park to anyone! Gwen the property manager is extremely rude, confrontational and attacks before asking questions and finding out what the situation is. I was an owner of a mobile home, working full time and paid my lot fee on time every month and kept my place neat and clean. When THEY got their books screwed up instead of contacting everyone in the park in a nice manner to verify payments, they went around posting 30 day eviction notices on everyones door so all the renters/owners would come to THEM. The police had to be called because of the uproar of disgruntled owners/renters at the office. They also go around checking each property to make sure everyone is keeping their property clean which is nice BUT if they find something, even something small (I had a cable on my back porch I forgot to put back in my shed and they thought it was a cable/chain for a pet...that I didnt ownand posted a DEMAND letter on my door saying it was a violation of policy and if I didnt remove it i would be in trouble. All pets have to be registered and I didnt have a pet which they knew. When I called the office she said "oh I couldnt tell what it was it just looked like a dog cable" Again, instead of asking first they attack. Another time I had guests over who parked in front of my place along the road not knowing where else to park and Gwen actually drove up and confronted my guests raising her voice saying she would have their vehicle towed if it wasnt moved immediately. I was so embarrassed when my guests told me how she acted towards them. After nearly 3 years of putting up with their "style of business" I finally moved. The new owners took possession the 2nd week of the month. I tried to pay for the one (1week I was there and was told they wouldnt accept my partial payment and returned it to me. After 3 months of being gone, I received a collection letter demanding payment for that partial payment they wouldnt accept from me earlier. I never received a statement or any request for payment until I received a collection letter. So, besides their lot fee being rediculously high ($355/monthfor basically nothing in return but harassment and the way they treat their renters/owners of homes I would say be very careful before entering into a contract with this park!! I hope this review helps just one person from dealing with the stress I did for close to 3 years!

Living here in meadowood has been a very pleasant experience. I dont understand the review that says the tenant had a hard time getting a hold of management. Every time I have called someone answered. They were quick to return my call if they were out of the office showing a property. The maintenance crew is very accommodating when asked to repair any issues that rarely arise. The neighbors are friendly and I feel my family and I are welcomed.I highly recommend this community.

Management is a tad on the rude side. They claim to want quiet living, yet when they receive a complaint about noise, they tell you that you are making useless complaints. They allow people to come in here with no exhausts on their cars all hours of the night. They allow people to park on the streets, even though it says in lease you arent allowed. And I hate how there is only one way in to my street, and even though I own my mobile home I will be blocked out so they can move in a few new homes. Also I personally think that $355 a month lot rent is kind of high no matter where we live. Gets any higher it wont be worth living here anymore considering you can rent a whole house for $500 a month. Other than this it has been pretty calm and way better than living in an apartment.

I would not recommend this mobile home park. It is now managed and maintained by a couple in their early twenties and they dont know what they are doing. They dont have their priorities straight. For example, they spend large amounts of money putting in big signs and doing things to make the entry ways look nice to draw people in, but once they get in they have to try to drive on roads have big pot holes and tore up speed bumps that are in pieces because the maintenance guy didnt know what he was doing and tore them up them up when snow plowing. Keep in mind that this is past mid-May and they arent fixed. Another example, they decide to have Bingo night once a month where you can win small gift cards. They only play three games!! Why not focus the money and fix the drainage problems that we have had here for years! Most people dont care about the Bingo and would rather be able to sit in their own yards but they cant because of the water that sits on the lawns. They did a little work in the front but the whole back of the park is a swamp after it rains for a week or more and some of the lawns are continuously soggy! They have rental trailers here that they dont fix up so we have to look at them that way. And they never answer their phone. It doesnt matter when you call, they never answer. We need experienced, more mature people in here to manage and maintain and make decisions.
