It was a lot nicer when it was a 55 and older community.

The houses were very nice. The management was friendly and knowledgeable and the grounds were well maintained. Seems like it would be a nice place to live.

I checked into this place and was very satisfied . The management was excellent and helped me with all I needed . The houses were really nice. Definitely a place I wouldnt mind living!

These houses are beautiful, property is well maintained. Easy 5 star rating, staff and maintenance team are very professional and reasonable.

Visiting friend, I seen speeders, running stop signs. And a golf cart racing around in the evening with 2 people,w loud music and swerving all over the lane and the driver sounded drunk. You can hear a TV from 2 trailers down, and their windows closed. All that and pay over $800mo lot fee, no thanks.

I was looking in the area for a possible job re location and met with the manager and asked about some properties. The manager got back to me quickly , the properties all looked great from the outside and she showed me 54 meadowlark and I loved it. Unfortunately the re location fell through but I cant say enough about the manager she was beyond helpful and professional. She is a true asset and I encourage anyone in the area to give them a call !

I was a little nervous because Id heard a lot of stories about mobile home communities. But when I got to pheasant lake estates, I knew this was not that kind of place that I had to worry about. The homes were beautiful the property was well kept they answered all my questions, respectfully and completely. And the manager made sure that we had all the information and even showed us more homes than we scheduled to see. Very knowledgeable and friendly and polite. Id give 10 Stars if I could.

The community is great here, but its way too expensive for a trailer park that doesnt do anything for the community who lives here, even though lot rent always rises. Management is terrible too. Edit 2022: left and got constantly harrassed and threatened the whole way through by the management and unfortunately Im not the only one, management even does it to seniors on fixed incomes. They will threaten to destroy your credit if you try to leave and fine you for just about anything during the process you have been warned

Was good when we first moved here but have different management who dont seem to care about the residents here.

This place is a joke. High lot fees. Trailers u hauls parked in driveways. Bought a home about a year ago and I LOVE LOVE LOVE my new home ! Staff was amazing , process was easy and the community is quiet and clean.

I love the peace and quiet but Management has gone down hill and has no compassion for problems. Rent is unreal with nothing to show for.

Had a bad water leak. The maintenance guy came out and fixed it quick. So grateful! Lance is the best!

My grandmother who has lived there since 1986 has an old trailer that keeps having things go wrong with it. (Yes I know thats not the parks fault Its costing a lot to fix. Somethings can no longer be fixed. A woman from the office said she had a house for my grandmother and they would just swap the titles. They showed my grand mother the house and got her hopes up and then sold it to someone else just so they can have it tore out. Now shes heartbroken and feeling hopeless. When I called to talk to someone the woman who I talked to (I wont put her name on here to be cruelshe said "this is why I wont help anyone anymore" so now she wont help my grandmother out. I tried calling her superior, or atleast the number for a Sabrina, but it just went straight to voice-mail and Im still waiting for a call back. My 1 star review is for the woman at the office and her attitude and not even getting a call back or help for my grandmother who has been living there and paying these people for years.

Always raising rent when nothing is being done to improve the community. The lady at the office is a Nightmare !!! They all do NOT care! If you dont wish to live in hell, Avoid this place !!! RUN !!!

Some of the neighbors are rude for no reason and the staff had bad customer service. I wouldn’t recommend this place to my enemy.

My neighbors were awesome but the office was no help at all. I lost money when selling my place due to them disapproving people that had 32k in cash and I had to pay another month of lot rent (769and lost 8k because I had to go lower to get someone that was approved to live in a trailor park. Like come on!! When you sell go with a real estate agent perfeably Isaiah Green.

Why can they show some mobile homes for rent

They keep raising the lot fee which is way overpriced as it is. We have no dog park, no amenities, there are ponds all over that are not maintained so fly and mosquito breading grounds. The roads are not well maintained. The office is quick to complain but when its your turn they turn a deaf ear. The people are great as far as the residence and it would be a great place to live but for the few things above. Oh and the water is a rusted mess wth we are paying so high of a lot fee for I simply can’t imagine. The new women in the office seems very nice and I have high hopes things will get better but not holding my breath.

Great country living at a great value. A safe and quite community with a friendly staff.

The office doesn’t answer their phone, if by some small chance they do, they cannot answer the questions & they don’t return your phone call. 😤 Not very professional!

Price continually goes up while the park continually cuts corners.Management is usually a joke, unable to fix a simple billing error, unable to answer the phones, oftentimes letting their messaging machines fill up to the point you cant leave a message, and if they do answer, you better be very polite, any sign of frustration can be thrown back at you via petty insults; though its better than management hanging up on you just because they dont want to deal with it.Stop the significant price increases and hire managers that can actually handle a park of this magnitude and Ill be willing to bump this score up. Til then, this place is better left avoided.

This place is well keep on the outside, inside is beautiful to but these homes have a real bad 🐜 problem, lot rents goes up every year which is ridiculous, a lot of the other people on the community and even in the office sure racist,

The ladies in the office are horrible. They are rude and disrespectful. I hope you dont have any elderly people to move in here. They left my elderly sick aunt with no heat for 3 days then allowed it to unsafely bipass the motor for over a week. They threatened to take her security more then 3 times when she would call for things to be fixed. Left a pourch falling in on her and so much more. These girls are beyond rude and very unprofessional.

Lot rent does go up 25.00 a year here .MY Freind lives here. Property taxes are very high here 269.00 for a garage shed stairs are even taxed. Gees. I guess they have well water hr. Plus you have a seperate bill he says every 3 months here. Hes said there was alot of break ins over here. there no security here . Ponds for fishing and walking around never raked. Up after storm . Q lot of flooding in the . If i was you. I would 5hink about moving in here. .. back of the houses.

Okay as far as manufactured home communities aka trailer parks. Friend who lives there likes location, as well as quiet area. His area has experienced some flooding issues. Some concerns about severe weather situations.

Worst trailer park ever the lot fee goes up every year I started at 645$ ended 750$ in 3 years imagine if you lived there for ten years! You get fined for EVERYTHING they are STRICT plus you need a background check to even look at trailers so if you have any convictions or felonies nope you’re not welcome. My trailer was old and honestly I made a huge mistake living there. The office manager was so awful she finally got fired or resigned and the new one seemed to be strict but she smiled at least. Do yourself a favor- keep looking. Most of the trailers are empty and if they haven’t moved out yet it’s because they can’t sell their trailer to be able to move. No joke.They even give you a hard time if you have someone park in your driveway and sleep over too many times they accuse you of letting someone else move in without getting the proper clearance first. It’s just awful.

Beautiful area. Homes have extra large lots, and most have garages.

Place keeps going downhill. Took 2.5 years to replace burnt out street lights. Rules are not enforced. All they care about is getting the rent check! Can’t fix the holes in the streets. Not the place you’d want to live.

The park curb appeal could use some improvement and I heard that they dont allow residents to use the club house in the event of a tornado that they have to drive 5 to 6 miles away to get to safety when it is in there backyard is pretty sad NOTHING IS MORE IMPORTANT THAN A LIFE 😕☹

The worst thing you can do. These trailers originally where bought for 30,000 to 60,000 dollars. Current rent is 700.00 a MONTH. If you owned one you would be lucky to get 20,000 now.

My lot rent has gone up $100 in 3 years. Im trying to understand why, since the park only takes care of the garbage. Each winter that goes by less and less snow maintenance is done by the park. It snowed today and no plowing or salt thrown down in neighborhood streets. Makes me really wonder what the increase in lot rent is for?Update 6/28/18My lot rent is now $140 more a month in almost 4 years. Park only takes care of garbage. Lots of pot holes in neighborhood streets. Office road got repaved but neighborhood did not. If everyones lot rent is getting raised yearly....what is it For? Yes, taxes go up. The owners are making a killing off of us. I wish I wouldve known more about this place 4 years ago. Its a real shame.

Great place. Lot rent is a bit pricey though. Lots of new mobile homes coming in. Community is great. Have neighborhood watch. Weekly meetings. Ponds to fish. Can see some wonderful wildlife. Club house is great..

Pheasant Lake, trailer park.if you lived there youd know why People run from this place.Nothing improves, But rents increase yearly. They need to pay for the improvements they dont make. Waiting two months for my security deposit, excuses every week.but no check. Think twice about this place.

Too many rules with fines as consequences. Lot fee raises each year with no justification. Streets are bad, cannot have garage sales. One good thing...Neighbors are great.

Sometimes I am uneasy with the way that some of the business, with the renters is dealt with.
