Maintenance has attempted to enter multiple times without notice while Im working from home and on meetings. Its a safety concern for me as a young woman and its very unprofessional. This morning I received a call saying they were outside my door and absolutely had to enter to take a picture of my AC unit... zero respect for renters and also really strange, honestly.The price is skyrocketing and things just get worse. Communication with office staff/management is near impossible. They rarely answer the phone or respond to emails.

Terrible management and sub par amenities.The lack of communication and unwillingness to help is absolutely shocking.Amenities are poorly maintained and in desperate need of some TLC.Oh, and the front gate to the complex only works for a couple of days a month so you should probably fork out the extra money for a garage to keep your vehicle safe.Wouldnt live here again if they paid me.

When we moved into this place in June 2020 they had a move in special where $200 would be taken off of your deposit. We thought that was a good deal and took it. Now in 2022 we’re getting debt collectors coming for us from here saying we owe them $200 that we “never paid” on our deposit. They never told us anything about this when we moved out or until now. We asked how come they let us live there for a year if we “never paid” that part of our deposit and we can’t get any straight answers. Be wary of moving in here. The place is nice, but there’s clearly come shady stuff going on behind the scenes.

Besides the fact that the appliances don’t work even after they check them multiple times and the trash is never picked up. A package was ordered and delivered to my old address and no one ever called. This was about a month ago and I have called five times and I was never called back even after asking them to. That’s after trying them probably 20 times. No one will pick up the phone and they will lie to your face. They couldn’t even ask the new resident and instructed me to go knock on their door and ask about it. After driving 45 min and knocking on there door, resident returned it to the front office because it was in their mailbox. When I asked them about it the front office was persistent that they did not take packages. After showing me about 15 packages that have been there for months they said. Thanks to them I cannot get a refund because it has been so long and it cannot be found. The last time I called apparently almost everybody quit and they used that as an excuse. Don’t know what’s going on here but I don’t recommend doing business with these people.

Since I’ve moved here in May, my dishwasher has not worked. The first time I used it, it flooded the floor and still has not been fixed or replaced. Over the weekend, my washing machine broke mid-cycle and I was told to leave it unplugged for a few hours. It’s been full of water going on 4 days now.Update: I’ve tried to call and left a message. No one has gotten back with me BUT both appliances were replaced.

The employees are really bad Racist people specially the manager. Almost all the staircases in the building are rusted out really really bad they’re unsafe the management knows about it because it came from the manager on sites own mouth she pointed it out to me for what they charge for apartments it is not worth the price to sell the camera closed except at night do you have a Palmer people come and go as they please that are non-residence and use it

Maintenance team is good, Community is at the center of the city and near to all the places.The only problem i faced is with the electricity bill. On an average i got the bill between 250 dollars to 400 dollars due to insulation problems.After i moved out from here, i am getting less than 150 from the same electricity provider Carroll electric.

My sister had a horrible experience here! They demanded money for simple repairs and cleaning. Even though all deposits were paid including a pet deposit. Highly recommend not choosing this for your home. Management and communication is unprofessional & truthfully whoever is running this community needs to find a new career path.

Do not recommend this place to any apartment hunters or even first time renters. Management is HORRIBLE. Poor communication, Lack of care in their tenants. Very unorganized, and to top it all off the lack of care they put into their new tenants apartments. We received this apartments stating it had past their “maintenance check” I’m convinced the maintenance check consist of someone opening and make sure it’s up to “living standards” once we got our keys to our very first apartment we were greeting with STAINS IN THE DINING ROOM, MISSING Stovetop pans, MISSING light bulbs, and if that wasn’t a pleasant enough welcoming we were greeted with a Hive on our outside patio. Save your time and your money and DO NOT make the same mistake WE DID.

The lack of professionalism and lack of communication from management isridiculous . They will try and charge you for anything and everything. My move in date was pushed back for two months because of flooding . The issue was never fixed my sink and dishwasher still flood. They have tried to charge me for a garage that’s they said I could use to store my stuff for two months for free (I have email proof). since I was displaced. They don’t follow through with what they say. Nobody ever answers the phone so if you have an emergency you are out of luck. They only respond to emails when I blow up their inbox .save yourself the time, money, and stress and live somewhere else. By far the worst management I’ve ever first hand experienced. I truly wish I could leave 0 starts.

If I could put no stars I would. I live here, and I’ve had both me and my boyfriends vehicles broken into this past month. I’ve also had someone back into my car while gone for the weekend and left no kind of note or anything with damage done to the whole side of my vehicle. the office just blows you off and doesn’t really even acknowledge you and your concerns. When I came in to ask if there was security footage she didn’t even look up at me to see me standing there. Why do I live in an apartment that is gated if people are going to be breaking into my car every night while I’m sleeping. Paying way too much for none of the management to not care. I’ve never had so many issues with an apartment complex.

I stopped by my daughter’s place for lunch (she just moved in 2 weeks agoand unknowingly parked in a “reserved” spot that was not marked. I was there less than 1 hour and left to find this VERY adhesive sticker on my drivers’ side front window that obstructed my view to drive. It was impossible to remove without the right materials which my daughter didn’t have since she had just moved in.I understand the need to put a warning on someone’s vehicle for parking in a reserved spot. However, a piece of paper would have been sufficient or even placing the sticker in a different spot on the window would have worked.This was completely unnecessary and handled poorly!

Its a beautiful place I moved out and moved back in because it left a great impression. However, if you report maintenance issues theyre not so nice. I reported a pest problem a light went out and sink issues Problems that I never had before and blamed me for it and was forced to leave.

These apartments are located in a calm and chill neighborhood. They are also right off the freeway which is so convenient. The layout for my one bedroom apartment is also very nice and spacious compared to others in the Rogers area. Overall I enjoy living here. =)

This is such a low key, relaxed and laid back atmosphere, and I honestly couldn’t ask to have better neighbors. The layout of the apartments are not the typical layouts, as they’re very interesting and efficient for my lifestyle. Instead of the typical setup with most “hotel style” apartment layouts, mine actually has access to the bedroom on both ends of the main kitchen/living room. I can either go through the hallway style bathroom to get to my bedroom, or take the more traditional route of going through the living room and around the back side of the kitchen. It also has a massive walk in closet, as well as at least 3 other convenient closets for storing your stuff. The entryway is one of my favorites, as it has a cutout with a built in desk, effectively located in a place where you can free yourself from typical distractions around you that can be so hard to overcome at times. Another aspect I really like is the online maintenance request portal and it’s convenience as well as reliability. I can login to the portal online and request maintenance for any issue at any time, confident that it will be addressed very soon, if not the same day. As of the location, which is very important for almost anyone, is easily one of the most convenient areas to depart from when going almost anywhere. I’m five minutes from the interstate whether north or south No matter what time of day it is or the traffic, an I have a straight shot or shortcut to Rainbow Curve and eventually, Walton Road. Also, no more than a quarter mile down the road is access to the bike trail, which in this area is bordered by a fairly large creek that has some very interesting and explore worthy features. The convenience of location really couldn’t get much better than what you have with The Ranch at Pinnacle Point. I have had absolutely no issues since I’ve lived here, and there have also been a few special perks with living here that set it apart from any other apartments in my experience. For one, I have noticed that management extends their effort in getting involved with the tenants, which I really appreciate the consideration. For Christmas, they host a decorating contest of individual units/patios, and the top three receive a prize for winning, first prize being $200 off the next months rent!! In addition, they also hold a drawing which selects and grants one winner a prize for completing simple tasks on social media networks and other web related tasks. The office has an obvious incentive for enticing the tenants to become more involved within the complex, and ultimately the community. I have nothing but good things to say about this place, and I’m very grateful to call it my home . There are many more good things to say about The Ranch at Pinnacle, and I would definitely recommend it to anyone contemplating any interest with moving in. I am happy with my decision, and I’m also sure anyone else would be given the right circumstance.

The Ranch at Pinnacle Point is located in a great area. It’s near the trails and multiple shopping centers. They have amenities such as a pool, gym, dog park, mini theater and a volleyball court. The inside lighting in the apartments may seem dim at times but the big windows compensate for that. As with all apartments the walls are somewhat thin and you can hear your neighbors sometimes. The office and maintenance staff are friendly and quick. The times we’ve sent them and email or put in a maintenance request it‘s been same day help. Overall, I would definitely recommend Ranch at Pinnacle Point

PLEASE if you have another option, choose the other before signing a lease here. No communication or resolving of issues as seen from complaints of intentional stomping upstairs (however, nothing will be done even with 20+ recordings of proofand all three curtains are broken...three months into the lease. Everyone working for this complex are apologetic puppets and you are just another money sign to them. They charge rent and deposit for my ESA simply because they did not want to create another lease. This is breaking FEDERAL LAW people!! I genuinely regret having to come back to this place for another nine months. Please take your money somewhere more deserving than these overpriced "luxury" apartments. She tells me to "call" however they do not answer the phone. This is really funny to me as I have emailed constantly and they are well informed of my complaints, and no one is even allowed into the building due to quarantine.Update: It has been over two months and no headway into this problem. I am unable to talk onto the phone as I am working during their business hours and yet I am only contacted by phone. I persistently email that I am only able to communicate through email and this is beyond frustrating. I feel terrible for people that I see moving in because they have no idea the crookery, lack of organization or communication that theyre PAYING to endure. I sure wish I did. Frankly I am starting to believe it’s either our youth or the fact that I am living with a minority that they feel they can take advantage of us like this.Another update: still absolutely no resolution with only four months left into our lease. The property manager told us to call the cops to try and resolve the obnoxious stomping, in which the police told us to speak with our landlord. They "spoke" of relocating us to another apartment but that was months ago. We cannot fall asleep from heavy purposeful stomping that lasts until 12:00-1:00am and wake up at 7:00am every morning to a loud scraping for hours. All have been documented and made aware by the PM.

The Ranch has taken good care of us since moving here in January. The prices for sqftage/garages/fees are all very reasonable comparatively to other complexes. The office staff is very nice and understanding of things. The one thing that pushed me to review for 5 stars is the maintenance department is on point. They are very good at taking care of issues efficiently.The floor plans are thought out and spacious. The renovated units are very nice and modern “feeling” and looking.We plan on being here fairly long term so I’ll update the review was time goes on. :)

I was a 3-year tenant here with NO late or missed payments. My experience at the Ranch was sweetbitter (yes, in that order - Sweet, then bitter).The place itself was fine. Safe place for your son or daughter to stay; crime is super low (don’t have to be on edge hoping someone isn’t stealing from you or vandalizing). A pleasant, quiet & peaceful place.That said, to all you Apt. seekers out there:1.TL;DR (Too Long; Didnt Read), Key takeaway: make sure any work done is kept ON RECORD b/c you WILL be taken advantage of if you rely on them.No telling when the complex will be run by a different agency than the one that ran it when you signed the lease. This matters b/c there are certain things that happened under your former agency that the later agency(smay need to be reminded of.Case in point: Under my first agency, there was a water leak in the apartment above mine. My bathroom had to be excavated & re-built entirely.Fast-forward: Im moving out & Inland tried to charge me for the leftover water damage left on the baseboard. Reminded them of the incident so theyd take it off my final bill.2.TL;DR, Key takeaway: Be aware of what you’re signing. They WILL nickel-n-dime you in every way to reclaim your security deposit + more!Case in point: upon leaving, YOU WILL be charged for anything not cleaned to their satisfaction. FYI you ALREADY PAY a monthly service fee (built into your rent). So no incentive to leave the apt. clean since theyre going to CHARGE YOU & DO IT ANYWAY. Pointless right? :)& very unlikely you will get any of your security deposit back. If anything, you will have charges ON TOP to owe. Valerie of the Ranch tried to charge me a HIGHER price.Then, Valerie said mgr Britney incorrectly coded their cleaning charges in their accounting system: “My Assistant Manager coded these to the incorrect code...”Valerie gave a sassy remark saying “I am aware you are not in accounting let me explain.” Dear reader, please know you don’t need to be an accountant to take charge of your finances & question when things don’t make sense. Question everything!More importantly, this was an error on THEIR PART. If anything, it speaks AGAINST her case to a.demean her tenant when THEY CODED IT WRONG IN THEIR SYSTEM and THEN b.not take ownership & shift blame on her assistant to the 3-year rent-paying tenant. Is that kind of throw-you-under-the-bus leadership going to inspire this managers subordinates to improve? I think not.Her condescending attitude was completely unprofessional.Thread summary:Me: sent email asking how I should repay the remaining balance.Valerie: no response for 2 business daysMe: I respond in kind: "I see professionalism isn’t your thing. Resending this."Valerie: “apologies, I didn’t see your question…” - (Oh, but you saw my email about the accounting errors & was quick to give a sassy remark. Right… what selective sight she has…)Me: Ask if I can pay electronicallyValerie: Tells me I can pay over the phone (because nothing speaks to security & trust like giving out personal info to folks who have no problem overcharging you, then blaming you for their own accounting errors)Me: "Is that my only option apart from a check?"Valerie: nothing for 2 bus. daysMe: resent my noteValerie: still nothingThen, AFTER ignoring me on clarifying valid payment methods TURNS ME OVER to collections for being delinquent on rent. Jacob Crane made moving in so smooth and easy, and on top of being stress free he made me feel so welcome and checked in on me throughout the process! He answered any and all questions quickly and made sure everything on the apartment’s end was taken care of so I didn’t have to worry about anything. DO NOT RENT HERE!!!!Tons of hidden fees. They charge repeatedly for services not rendered. They require payment for services that all other apartments dont charge for but instead pay themselves.They will tell you the have apartments for a certain amount a month, and then when you go to fill out paperwork all of a sudden those prices arent a available and youll be stuck paying a significant amount more.The property manager is very rude.Once youre a tenant they no longer return calls, or answer emails.This place is a rip off, do yourself a favor and just rent somewhere else.To call these apartments "luxury" is a major lie.

Location location location! This is what you pay for- I thought it was a fair price. Its in the middle of Pinnacle and close proximity of everything! Parking can be really bad and I wished they would have monitored it better and thats why I only gave four stars. Management did changed a few months before my lease ended so I cant really speak to that. Overall great experience! I even recommended to close friends and they ended up signing a lease!

STAY AWAY FROM THIS PLACE – This apartment’s leasing office team is the most frustrating and incapable team I have ever dealt with.When I extended my lease during the month of December, the leasing office team messed up my lease documents and charged me incorrectly for the month of December (charged me $980 instead of $799 as monthly rent and an additional $60 for the Month to Month leasing fee). (Fortunately, I have noticed this issue and transferred some money to the auto pay account, if not I had been charged with an overdraft fee from my bank due to a mess-up by leasing office team.)I have been visiting the leasing office for the last 3 months to get back my $240 which has been debited incorrectly from my auto pay account but unsuccessful and I felt like I am wasting my time and energy by visiting the leasing office every month.Leasing office team members keeps blaming the Live at Inland Residential corporation for not providing them with the direct access to make the correction by themselves.January 2nd,-Leasing office team member, Mckenzie – apologized to me for the inconvenience and mentioned there is some miscommunication within the team that leads to incorrect monthly billing, promised this will be corrected immediately, and the changes will be reflected in your next month’s Billing. (She noted all my personal details and promised this will be the first thing she is going to work on the next day)-Leasing team didnt communicated me over email or phone and there isn’t any progress at all.February 3rd,-Leasing office team member, Brittany – apologized to me for the inconvenience and mentioned that Mckenzie was out of office, promised this issue will be resolved immediately, and the changes will be reflected in your next month’s Billing. (Just like before, she noted all my personal details and promised this will be the first thing she is going to work on the next day)-ONCE AGAIN, leasing team didn’t communicated me over email or phone and there isn’t any progress at all.March 2nd,-Leasing office team member, Mckenzie – She doesn’t even remember the issue, I had to explain the whole issue again. If you are looking for a closed gate community, STAY AWAY from this place.The attached picture was the side gate of this apartment and it was open for the last 4-5 weeks, there was an issue with the main gate during the whole winter, as the gate never closes anyone can enter and leave without being noticed. I have seen multiple food vendors coming through this gate without any kind of access.I have complained about this issue to the leasing office members, they simply said that the gate repairs guy was unable to figure out the issue. Cant figure out the issue for more than a month!!!!!I have started noticing all these issues after the change of management to Live at Inland Residential community, this used to be a great place to live before Inland took over the management.Closed gate community is my primary requirement, planning to vacate as soon as my lease ends.

There are only a few complaints I really have of this place. There are people who randomly park wherever they want (against side walks and in the way of traffic). I am paying about $1,300 a month for a 3 bedroom, 2 bath and 2 car garage. In one of the bedrooms, there is no light/fan. You have to buy lamps to place in the room. And the pool is only 4 foot deep. Occasionally they charge me for a "pest fee" that I declined when they asked at my door.This is a very quiet community for the most part. Every once in awhile you get loud, annoying people you hear outside your window. The clubhouse is nice as well as the grilling area (which we use frequently).If the prices were a little cheaper and the parking was somehow expanded then I wouldnt have an issue with this place.

If I can give Negative star then I would give them that.So, I moved out of apartment in July when my lease ended. My old roommates renewed the lease. We all signed Roommate release form to get me off the new lease.Ranch at Pinnacle Point made a mistake and removed the wrong person from the lease instead of me. Now all the utilities bills are on my name, even when I dont live there.Called 10 times, went to property 3 times and talked to them over 3 months, following up on this since I found the mistake. All I get is we are still working on it.Today when I talked to Emily and the Manager, they said they have told about this issue to their Corporate and they still didnt do anything. Well that is not my problem. You made the mistake, you correct it.

My husband and I have lived here for a few months now and have loved it! We love how many things they have to offer. We always use the clubhouse, movie theater room and pool area. The apartment themselves are really nice and we love the big tub! We have had a few requests and the staff is really on top of things with them. We couldnt recommend the place more. The only complaint I would have is the pool is only 3 feet deep haha so its small. But everything else we have been very impressed with.

Great community environment! We moved here from out of state and felt at home due to the hospitality received. Community has a great clubhouse, both office and maintenance staff are very friendly. Adam, Sabrina, Mike and Ashley are all great to work with and were always helpful. Highly recommended place to live.

You don’t get what you pay for here. It’s basically an upscale motel 6. This is the noisiest place I’ve ever lived. The walls are paper thin and you can literally hear everything under the sun. On a given week at the Ranch I hear dogs barking, apartment doors slamming, shouting, laughing, loud music, random thumping from the building, dog owners whistling at 9:45 at night outside the window, footsteps of people going up and down the stairs,fire truck alarms,etc. sometimes there’s a car alarm that goes off randomly. I hear loud stomping from my upstairs neighbor as he walks around. I’ve heard him having phone convos in his bathroom and using the restroom. I’ve also smelled weed through the bathroom vent. I hear him when he uses the washer and dryer as well as the garbage disposal. I have to have a loud box fan going on every night or I would be waking up to the stomping. This place is NOT livable! I have friends that live in other buildings and they have heard people making love next door and heard people jamming out late at night in their cars and next door. Also another friend found a rat in his apartment that he ended up taking care of on his own. There’s tons of bugs that come in when it’s warm out. One of my friends has seen a snake on the 3rd floor and I’ve seen frogs. The parking sucks usually, unless you have covered parking or a garage which cost a decent amount of money each month. You have to pay 20 dollars a month for valet trash, which doesn’t pick up trash in Friday’s or Saturday’s. You also have to pay a small fee to use the regular trash and a fee for the bug service that does work. I can’t even enjoy a bath because the water seeps through the stopper and makes a loud draining noise. I’ve used the dishwasher twice and it doesn’t even clean anything. The winter months cost me hundreds of dollars worth of electricity for using the heater, which I only used at night. My friend in a 2 bedroom paid 275 dollars for his electric bill in January. There’s just no installation in this place. You also have to pay 75 dollars if you’re late on your rent by 3 days. You have to pay I wanna say 500 dollars to have a cat or dog as well as a 15 dollar monthly fee. If you do end up living here, I would recommend getting something only on the 3rd floor. The apartments themselves aren’t bad looking and they keep the place pretty clean. Unfortunately they have no build quality.

Adam Holmes is seriously the most amazing leasing agent Ive ever worked with!Hes always beyond courteous, super positive, and just really easy to communicate with.Most apartment complexes Ive lived at, the staff tends to be hard to talk to, act like you are always bothering them - or - you arent worth their time, or you are just a number in their system. But not here!Even over email we just really enjoy having Adam help us with stuff. Weve just moved from Florida and Adam helped make the process leasing our apartment really easy.We have felt really welcomed by the staff in general, and that our patronage is valued at this community. Maintenance issues are taken care of very fast and painlessly.And they really welcome pets, so it seems like everyone here has one. So if thats not your thing, you might not like that part.But overall we are really impressed and happy with our choice and wed do it again.Really close to everything you need and right on the edge of town, so the surrounding area is really nice and not so busy.Great place to live. Looking forward to enjoying our apartment and Adams help for the rest of our stay here at the Ranch!

Let me start off by saying I have lived in multiple apartment complexes throughout the years due to frequent relocation for work and my experience with the Ranch at Pinnacle Point has been the best experience yet.I was very anxious to get my living arrangements locked in well in advance before moving this time around and Matti worked with me from start to finish. She was in constant communication with me regarding any and all questions I had along the way.Thanks to Matti, I was able to get the exact apartment style and floor location I wanted. I highly recommend the Ranch at Pinnacle Point.

Please remember while the location is awesome and they are very cute, you will get screwed over every step of the way.We had a leak for eight months, which I had to aggressively email and call about before it was fixed, mold growing in the apartment, they send threatening emails about having pets on your porch if they bark, and awful customer service.By far the worst office staff I have ever met.

Worst renting experience ever. Id give it 0 stars if possible.Several domestic disturbances while I lived there.There are 40yr old guys who literally hit on every girl at the pool.The "filing system" for packages is the girls at the front desk stacking them on a wall. This has lead to crushed packages and lost items that were signed for by the apt complex but never made it to me.The mailboxes were broken into during tax season but the complex never informed the tenants until several weeks after the fact.This place is way overpriced for the experience you get in return. Buyer beware.

Just moved in a month ago and the application and move in process was so easy. They also run a ton of move in specials so we didnt have to pay an apartment deposit or application fee. Its by far the niced apartment we have lived in. The floor plan is awesome and it have a ton of storage. Not to mention the oversized tub is my favorite. Theyre great about the pet policy and have a cute little dog park in the complex. I love that it is gated too. Great experience so far!!!

New tenant 14 and will update. The staff has been incredibly nice and pretty accommodating. Some of the stricter rules, at this time, seem like a pain but my apartment is in excellent shape and the grounds are very well kept as well. The amenities meet expectations for the area.

This complex claims to cater toward business executives who need short-term accommodations. Their internet works MAYBE 15% of the time, my apartment has been "cleaned" twice in four months, and the staff is unresponsive. In my opinion, you should not pay these ridiculous fees for corporate housing - you get nothing in return for the money.
