The Rockin' Robbins Ranch in Utah County

I loved staying at Rockin Robbins! The property is beautiful. It has cows and chickens. Beautiful large veggie garden. Breakfast was wonderful. Im hoping I get to work in the area again and come back!

I had a great experience staying in the Cowboy room for 10 days on a working vacation.- the family heirloom desk set up in the room was perfect- the Internet was strong- imagine working to background sounds of chickens, rooster, cows and horses, I was in heaven- the fresh egg farm breakfasts were amazing- the small fridge and coffee maker allowed me to stock groceries for my other meals- I enjoyed meeting the other guests staying in this family home B&B and most especially Lynnellen who tirelessly runs the show.I look forward to booking again when I return to the area.

Great family! The best people ive met in Utah!

Felt like a home away from home, very caring and friendly owners. They were very accommodating and very quick to respond with any questions. Also flexible with check-in and check-out time, which was extremely helpful.Stayed long term for work and really got to know the owners and some of the other guest; very sad to leave.

Wes was a very nice host. I got breakfast every morning. Very good. Wes always asked if I needed anything. I slept very well was there for an escape from city life for two nights. Didnt meet Lynn but she drinks tea so had many choices of tea which I drink. Thank you for that. Very nice home feeling. I hope to go again soon. The other guest very nice as well. If you ever need just some quiet and country feeling this is the place. Thank you for opening your home to me. I am greatful.

I felt so welcomed, loved and respected. It’s magical in the summertime. The garden is lush and full, there’s beautiful birds and flowers, and greenery everywhere. Lynn and Wes are some of the kindest, most decent people I’ve ever met. I was going through a painful separation and they gave me my space. When I wanted to be around people they were warm and very kind. The house is clean and well stocked. Weekly the rooms are cleaned, daily the bathroom and kitchen is cleaned, and breakfast is served the way you like it every day! I tend to like the extra hot sauce, and Wes obliged me. It’s totally affordable to stay here, too.Lynn is probably the hardest working person I’ve ever seen. She’s always cleaning, and making sure I was happy, and doing my laundry. It was perfect! There is so much peace and comfort in this house. Very positive atmosphere. I will forever be grateful to the Robbins allowing me to stay in their wonderful neck of the woods. Thank you! Thank you! Im very disappointed I called last week and someone said they will call me back because they were out of the office but NOBODY had the courtesy to call back and say they were booked so I called back AGAIN and they finally said were booked nothing like Im sorry or I apologize this is not a way to conduct business. So if any of my friends and family need a b & b I WILL NOT RECOMMEND YOUR BUSINESS😡

My fiancé and I never used Vrbo before. We were extremely excited to stay at The Rockin Robbins Ranch during our visit to Utah. Unfortunately, we could not stay there due to a family health issue.I called the owner from my fiancé’s phone and explained our situation. The owner was disrespectful, not empathetic, and hung up on me. I never have been treated so poorly by a stranger.I have never left a bad review, however, I do not want anyone to go through what my fiancé and I went through with this owner.

I had an incredible experience staying here. Lynn, Wes, and their family are the nicest people you will ever meet. I felt at home. We were so comfortable on this beautiful ranch. We extended our stay because we liked it so much. Thank you Lynn and Wes. I’ll be back.- Daniel

One of the best place to stay and enjoy your vacation, everyone in this house makes you feel like family and nothing less. Frankly im still surprised to find such an awesome family. I will definitely visit them whenever im in Utah.Just to point out why this place is nothing less than awesome !They literally have everything here housekeeping, laundry service daily breakfast, Fire pit in the evenings to hangout with Family/Friends. Also if you need something Lynn and Wes will always make sure you get that.I extended my stay for 3 times the longer i was supposed to stay just because thats how cool this place is and trust me you will do the same when you stay here.

I was so happy with my stay at Robbins Inn! Totally unpretentious, the house seemed like a "normal" house. While clean and tidy, it did not have the "sterile" and unwelcoming feeling of a hotel.The family seemed to take us right in as part of their own, and the breakfast with them made it seem even more so!I highly recommend this place!

If I could give more than five stars for this place, I absolutely would. This lovely Airbnb is located on a gorgeous ranch and run by the most wonderful hosts a guest could ask for. The accommodations are top notch, the price is very affordable, and theres always something going on here. They serve an amazing complimentary breakfast. The ranch is pretty easy to find and there are plenty of different rooms to choose from. If youre ever out in the Santaquin area and want a good ol fashioned country hospitality experience, look no further than the Rockin Robbins Ranch! Maybe Ill see you there!

The hosts were extremely nice, and their breakfast service was excellent. Its a very large house and very beautiful!

Took my friend whos staying there too check it out, there house and room were really big and clean the yard was really big and well kept, would be a great alternative to a hotel

This was my first time staying in an air bnb. The experience was more than I could have asked for, the family is so sweet and makes you feel like you are one of their own. They allowed us and our co workers to have a water balloon fight in their yard! I will be definitely returning if I ever end up that way again! Thank you again for your hospitality it was top notch!!!

Very country and nice host

This is such a great place. We do not really feel like a guest, more like family. Rooms are furnished with more than one could imagine using. We love this place!

We had a family Gather at the Fire Pit with a Dutch Oven Dinner... a wonderful week end event!

I’m so glad that we spent the whole summer here in garden suite! Wes cooks the best breakfast (and lunch and dinner if you got lucky to be around and you can choose whatever you like! Lynn is always busy but she makes sure you have everything you need! They are the best hosts you can ever expect! We love them and all their children and grandchildren visit them now and then! My son had so much great time playing with them! The sunset is different every evening but always amazing! The big yard, the awesome swings, the trampoline and campfire with s’mores... I love this family and this place! I will come back to visit them for sure!

Always provides great hospitality and is very accommodating!

I took down my original review, because the owner responded and It made me rethink a few points that I made and it sounded like she thought we are ungrateful, but we are not. I emailed her telling her this and revised my review. This is my honest opinion.We stayed here for 3 and 1/2 months for my husbands internship. Lynn and Wes are very nice and accommodating. they made allowances for us so we could cook dinner for ourselves. they even cooked us hamburgers a few of times, but if we had another place we could afford we would have gone there. This place is not up to the cleanliness standards of a bed and breakfast.-The kitchen is filthy.-The pans they cook breakfast on are caked in black crust that has been there for a while.-Closets and cupboards in the room are full of their stuff.-Other rooms up stairs that we had to move to for a week were full of their stuff, and the bathroom up there never got cleaned for us even though we were told it would be.-Maid Services only comes every 2 weeks and the floors got really dirty.- Most food the that they offered us in the fridge was expired.-The owners are gone most of the day and we had to ask for things like toilet paper all the time.-there was no place to put our clothes and things so we lived out of our suitcases and baskets kept on the floor.-the drawers that were provided were small and we could not fit as much as we needed.The room is good size and having a personal bathroom (which was cleanwas nice. The couple are very nice and personable and also accommodate where they can. the wifi was good enough that we could play games over the internet with our friends every other week. If they cleaned up their house and paid more attention to it then it would be a nice place to stay. As it stands though I do not recomend for long stays.I give it a 1 star for cleanliness, and 3 stars for accommodation and friendliness hence the 2 star review.
